General

  • Where are you based?

    Bear Lake, Michigan. We run weekly routes across Manistee County and extend north as far as Frankfort and east as far as Cadillac.

  • Are you licensed and insured?

    Yes. Up North Lawn Co. LLC is a registered Michigan LLC carrying $1M general liability and commercial auto insurance. We can provide a Certificate of Insurance — with an additional-insured endorsement — for commercial customers, HOAs, and property managers who need one.

  • How long have you been in business?

    Up North Lawn Co. launched in 2026. The founder has been coming to Northern Michigan their whole life and is in the middle of the move to make it home year-round.

  • Who actually does the mowing?

    In Year 1 we're a single-crew operation, which means the same people who quoted your property are the same people doing the work every week. That's part of the point — same crew, same day, every week.

  • Do you have a physical office?

    No storefront — we're a route-based service business. The fastest way to reach us is text or the quote form. Phone works too: (702) 610-5739.

Pricing

  • How much does weekly mowing cost?

    Starts at $45 per visit for a small lot, $55 for a typical suburban or village lot, $75 for a larger property. The full tier table is on our pricing page.

  • Do you offer discounts?

    A few intentional ones: annual prepay (5% off the season), bundling cleanups with weekly mowing (5% off), and a referral credit ($25 per neighbor who signs up). We don't run general discounting — it erodes the trust the published pricing creates.

  • Is there a contract?

    There's a Service Agreement that protects both sides — what's included, your day of the week, billing, weather policy, and a 30-day notice clause for either party. No annual lock-in.

  • How do I get an exact price for my property?

    The quote form gives you an instant tier-based estimate in about 60 seconds. For unusual properties (Tier 5, commercial, Cottage Care with add-ons) we follow up with a custom number within 24 hours.

Service & scheduling

  • What's included in a standard mow?

    Mowing the property, edging sidewalks/driveways/beds, blowing off all hard surfaces, and photo confirmation by text after we're done. The blow-off is the most underrated quality signal — it's the difference between 'someone mowed' and 'someone took care of it.'

  • What day of the week will my property be mowed?

    Depends on where you are. Bear Lake is Monday, Onekama is Tuesday, Manistee and Filer Township are Wednesday, Arcadia is Thursday, Cottage Care customers get Friday. Frankfort runs as a Monday extension; Cadillac has its own dedicated day. Your day stays the same all season.

  • What if it rains on my scheduled day?

    If it's heavy rain or storms, we push to the next available day and text you by 7 AM. We never just skip — and we never charge for a visit we didn't make.

  • Do I need to be home?

    Almost never. Most of our customers are at work or out of town when we visit. If there's a gate code or specific instructions, we save them in your account.

  • Will it be the same crew every visit?

    Yes. That's the entire point. The crew learns your property, the dog's name, the gate code, the side of the lawn that holds water. Continuity is part of what you're paying for.

  • Can I switch from weekly to biweekly mid-season?

    Yes, especially during August drought when growth slows. We confirm the change in writing so we're aligned on which weeks you're on. Some customers go biweekly all summer and weekly only in peak spring growth.

Cleanups

  • What's included in a spring cleanup?

    Stick and debris removal across the whole property, dead foliage from beds and fence lines, leaves that the wind missed in November, light dethatching where lawns are visibly matted, bed edges cut crisp, and haul-away. Mulch installation is a separate quote.

  • What's included in a fall cleanup?

    Leaf removal (mulch-and-mow where canopy is light, bag-and-haul where it's heavy), bed cleanup, final mow, and optional gutter sweep on Tier 2+ properties. We typically run 2–3 visits during peak drop rather than one giant pass.

  • When should I book my cleanup?

    Spring cleanup: book in February or March; mid-April is usually full. Fall cleanup: book in August; mid-September is usually full. We'd rather turn customers down than commit to a route we can't run.

Cottage Care (VRBO & second homes)

  • How does Cottage Care work?

    Weekly mow + edge + blow + property check + photo confirmation, completed by Friday at noon. Monthly flat-rate billing on auto-pay. Pause anytime with 7 days' notice. Designed for owners who can't be at the property.

  • What does Cottage Care cost?

    $325/month for a standard cottage (under 0.4 acre), $425/month for a larger lake home (0.4–0.75 acre), $525/month for an estate cottage (0.75+ acres). Property managers get volume discounts starting at 6 properties.

  • Can I add Cottage Care to my existing weekly mowing?

    Yes. If you're on weekly mowing and want to upgrade to Cottage Care (Friday timing, photo confirmation, property check, flat monthly billing), we'll move you over at your next billing cycle.

Payment & billing

  • How do I pay?

    Card on file (Visa, MasterCard, Amex, Discover) or ACH bank transfer. For per-visit services we auto-charge after each visit; Cottage Care and commercial accounts are billed monthly. Net-30 available for commercial.

  • When do I get billed?

    Per-visit services: same day as the visit. Cottage Care: 1st of the month. Commercial: invoice on the 1st, payment due net-30.

  • Can I pay for the whole season up front?

    Yes, and you save 5%. We don't push it — the option's there if it helps you budget.

Other

  • Do you offer snow removal?

    Snow plowing launches November 2026 for residential and light commercial customers in our service area. Pre-bookings open in October. We give priority to existing weekly mowing customers.

  • Do you do tree work?

    No — anything requiring climbing or a chainsaw on a trunk we refer to a local tree service. We can handle the debris cleanup after.

  • Do you apply fertilizer or weed control?

    Not in Year 1 — we're not licensed for pesticide application yet. We can refer you to a licensed applicator. Year 2 we may pursue certification depending on customer demand.
