Manistee is the densest part of our service area. It's the only town in the county that feels like a real town — downtown along the river, the Riverwalk along the channel, First Street Beach at the edge of Lake Michigan, residential streets that have been here for a hundred years.
Our Wednesday route covers Manistee city proper plus Filer Township to the south. The work here looks different from the lake-cottage business in Bear Lake or Onekama — most properties are year-round homes with smaller lots, more variety in lawn condition, and a handful of light commercial accounts. We handle them the same way we handle everything else: same crew, same day, photo after every visit.

City lots in Manistee are mostly Tier 1 or Tier 2 in our pricing matrix — meaning $45 to $55 per visit. Most lawn services lump everyone into a single rate. We don't. Smaller lot, lower price.
We handle light commercial
If you run a restaurant on River Street or a shop downtown, we'll handle the curb appeal. Same photo confirmation, attached to monthly invoices for your board or owner.

Do you work on the small city lots downtown?
Yes. Small lots are Tier 1 in our pricing ($45/visit). We'd rather take a $45 mow on a tight schedule than skip the property.
I run a small business on River Street. Can you handle commercial?
Yes — light commercial is one of our six services. We work with retail, restaurants, churches, and small offices. Standard COI on file, monthly invoicing, net-30.
What about properties along the Riverwalk?
Some Riverwalk-adjacent properties have unusual access (alleys, no driveway). We handle them; we just plan the visit with the alley schedule in mind.
Snow plowing in winter?
Launching November 2026. If you're on weekly mowing through the season, we'd prefer to keep your property in our snow rotation too.
